Upper Brook Street Scheme Moves Forward with £160m Funding Deal

McLaren Property’s plans for the 737-bed Upper Brook Street student scheme have taken a major leap forward, with the developer securing a £160m forward-funding deal. The project forms part of a wider £450m masterplan set out in 2024 and will deliver two new buildings—one nine storeys and the other 23—providing a mix of 288 studios and 449 cluster bedrooms.

Construction of the 273,000 sq ft development is expected to begin soon, with completion targeted for September 2028. CBRE advised McLaren Property on the funding agreement, while MTRE acted for L&G.

David Atherton, divisional managing director at McLaren Property, said the partnership marks a significant milestone for both the project and the wider regeneration of the area.
