Two investors and a pension fund have partnered with the University of Manchester to deliver a £530m student housing scheme.
The University of Manchester has reached financial close on a landmark £530 million purpose-built student accommodation (PBSA) partnership with Equitix, GRAHAM and pension fund Rothesay. The 50-year agreement will redevelop the university’s Fallowfield campus, delivering around 3,300 modern student bedrooms alongside new shared amenities.
The scheme aims to enhance the student experience while supporting the university’s long-term estate strategy. Rothesay will provide the majority of the project’s funding, with the partnership responsible for the development, operation and maintenance of the accommodation over the next five decades.
Designed with sustainability at its core, the development is expected to become the world’s largest single-phase Passivhaus-certified student accommodation project, significantly reducing operational energy use compared with conventional PBSA schemes.
The investment underlines continued institutional confidence in the UK student accommodation sector, with Manchester remaining one of the country’s most attractive university cities for long-term PBSA investment.
